An exceptional period property situated on the eastern shores of Coniston Water. Historically this impressive home was once owned by William Collingwood, secretary to John Ruskin and a renowned artist in his own right. Furthermore it is believed that Arthur Ransome, a close friend of Collingwood and author of the world famous Swallows & Amazons, spent much time at Lane Head and taught Collingwood's grandchildren to sail on the lake.

Standing in an elevated position overlooking Coniston Water, the village and the dramatic fells beyond, Lane Head is superbly situated for those who wish to explore the delights of the local area. Outdoor enthusiasts will revel in endless water based activities available on Coniston Water & within the Coppermines Valley whilst cyclists both road and mountain, will relish the varied routes available straight from the front door, including Grizedale Forest and its renowned North Face trail.

Culture lovers will find solace in the nearby Brantwood House, the historic home of John Ruskin which now encompasses a museum, delightful gardens and vibrant arts scene. Lane Head's setting alone should be enough to inspire any visitor and allow creative juices to flow, whether by painting the surrounding landscape as Collingwood did many years ago, or enjoying blissful yoga classes on the front lawn.

Ground Floor:
Upon entering, guests will have full use of two comfortable reception rooms, a full catering kitchen, large dining room and dedicated storage area. The ground floor also benefits from spacious disabled accommodation, offering a suite suitable for wheel-chair users/ disabled visitors and carers. The ground floor and grounds are also suitable for wheel-chair users.

The two spacious bay fronted reception rooms enjoy superb views over Coniston Water and towards the village and fells. Both rooms are perfectly set up for relaxation. Comfortable seating, wood burning stoves & TVs ensure that all users are more than catered for.

The commercial kitchen is well equipped to cater for both small and large groups. Complete electric cooking facilities, 2 microwaves, ample fridge freezer space and laundry area with dishwasher. The most discerning chef should enjoy cooking here.

The large, airy dining room with its huge bay window overlooking Coniston Water & ornate ceiling easily seats everyone together. This is the perfect space for groups, large and small to gather. This room also comprises a food preparation area, dishwasher and free-standing island, perfect for serving and presenting.

A house of this size would not be complete without a designated cloakroom, complete with coat hooks & shoe racks. Perfect for drying and airing wet gear following a day of activities.

1 single electric care bed with a king sized bed & 1 single bed in a separate section of the room. There is an en-suite shower room with w.c and basin and a second en-suite wet room with w.c & low level basin, specially adapted for less able bodied guests including wheel-chair users.

First Floor:
Following the stairs the first floor extends out in both directions. Seven bright and comfortable en-suite bedrooms complete with storage are available, the majority of which enjoy stunning views across the grounds, lake and towards the fells. There are also two separate house w.c's available on the first floor.

1.2 Acres of private gardens surround the house, overlooking the lake and dramatic fells beyond. This substantial lawned area complete with patio lends itself to al fresco dining, outdoor activities and whiling away lazy summer days.

Facilities included environmentally friendly, carbon neutral Biomass heating, electricity, bed linen and towels.
